Use this checklist to see common maintenance tasks that will help keep your property in good shape and maintain its value. Quarterly Electrical & Plumbing KITCHEN EXHAUST FANS: Remove and clean the filter. Clean accumulated grease deposits from the fan housing.
Quarterly Electrical & Plumbing BATHROOM EXHAUST FANS: Remove and clean.
Quarterly Electrical & Plumbing ELECTRICAL CORDS, AND PLUGS: Check for wear or damage. Replace if necessary.
Quarterly Electrical & Plumbing GFI OUTLETS (INTERIOR AND EXTERIOR): Test for proper operation.
Quarterly Electrical & Plumbing FAUCETS AND SHOWER HEADS: Check interior and exterior faucets for leaks. Clean aerators. Replace washers if necessary.
Quarterly Electrical & Plumbing DRAINS: Clean with baking soda recipe. Pour water down unused drains to test. Never use caustic solutions such as Drano.
Quarterly Electrical & Plumbing PIPES: Inspect visible pipes for leaks.
Quarterly Electrical & Plumbing KITCHEN AND BATHROOM CABINETS: Check under and around for leaks.
Quarterly Electrical & Plumbing TOILETS: Check for stability, leaks and blockages. Report any/all water leaks or toilet overflows to property management immediately as the water could damage other units or the common areas.
Quarterly Climate Control & Ventilation BBQ OUTLET - Check outlet is closed
Quarterly Security & Fire Detection Systems CARBON MONOXIDE DETECTOR: Test for proper operation and replace batteries if necessary.
Quarterly Home Care REFRIGERATOR: Clean dust from top. Clean refrigerator drain pan. Clean and defrost freezer if necessary.
Quarterly Home Care INTERIOR DOORS: Check to see if hinges need lubrication.
Quarterly Home Care WINDOW AND DOOR TRACKS: Check to see if weep holes are open. Clean out dirt and dust. Lubricate rollers and latches.
Quarterly Home Care BASEMENT OR CRAWL SPACE: Check for cracks or signs of dampness.
Quarterly Home Care DOOR JAMBS: Check for evidence of mould and wood-eating insects like termites and carpenter ants.
Spring Climate Control & Ventilation HOT WATER TANK: General inspection: Look for leaks, rust or scaling; note odd sounds or smells; and check condition of venting. Remove debris around unit. Check drain for blockage.
Spring Climate Control & Ventilation AIR CONDITIONING: Clean external vent; oil all motors; inspect insulation and inspect the water drain hose and clean if clogged. Ensure end is in drain and not directed on the floor.
Spring Security & Fire Detection Systems SMOKE AND HEAT DETECTOR: The management office arranges for this annually and will notify you. Nothing for you to do.
Spring & Fall Home Care REFRIGERATOR COILS: Clean.
Spring & Fall Home Care COUNTERTOPS: Inspect for separations at sinks and backsplash. Recaulk where required.
Spring & Fall Home Care TILED AREAS: Inspect for loose or missing grout or caulking. Regrout or recaulk if necessary.
Spring & Fall Home Care SHOWER DOORS/TUB ENCLOSURES: Inspect for proper fit. Adjust if necessary. Inspect caulking and recaulk if necessary.
Fall Electrical & Plumbing MAIN WATER SHUT-OFF VALVE: Inspect for proper operation.
Fall Security & Fire Detection Systems BARBEQUE: Clear any spider or cob webs. Ensure gas BBQ outlet is shut off properly.
Fall Front Entrances & the Central Courtyard Area LAWN AND PATIO FURNITURE: Clean and store or cover with weatherproof material.
Fall Front Entrances & the Central Courtyard Area BALCONY: Ensure drain is clear.
Fall Back Entrances & Corridors DOOR FRAME: Clean inside door frame.
Daily Electrical & Plumbing DRYER VENT: Remove and clean the filter in your dryer after each use.
Daily Electrical & Plumbing DISHWASHER: Check for leaks.
Weekly Electrical & Plumbing DRYER CEILING VENT: Remove mesh filter and clean weekly.
Monthly Climate Control & Ventilation AIR HANDLING UNIT: Replace Filter
